1. What AWMZA is — and is not

AWMZA is not a real-estate agency, not an employment agency and not a lawyer or law firm. AWMZA offers a search engine, listings published by owners and employers, links to other websites, scam checks and general guidance.

AWMZA does not act as a broker ("mediatore") between landlords and tenants, does not collect commissions on rentals, does not select workers for employers and does not give legal, tax or financial advice. The contract helper, budget tool and guidance pages explain general rules in simple words; they are not advice for your specific case. For a binding answer ask a licensed professional (lawyer, CAF/tax adviser, licensed agent) or the official office.

This limit stays in place until AWMZA works with a licensed partner; any change will be written here first.

2. Terms of use

Basic search is free and works without an account. Some features (alerts, tasks, applications, posting ads) need a free AWMZA ID account.
Results from other websites are shown as links with their filters; AWMZA does not copy their ads. Their terms apply on their sites.
Owners and employers must publish only true, legal offers that they are allowed to offer. Ads with scam signals are hidden or not published. Fake ads, advance-fee requests and discrimination are forbidden and lead to removal and account closure.
The scam score is an automatic warning based on fixed rules, not a guarantee. Always visit a home before paying and never pay a deposit to someone you have not met.
Applications: by default nothing is sent without your approval. If you switch on Auto mode, you give a one-time permission (stored with date and IP) to send applications in your name from your connected mailbox — maximum 20 per day and never to jobs with a scam score above 30/100. You can switch it off at any time.
Paid plans are not active yet. If they start, prices and conditions will be shown before any payment, with the right of withdrawal under EU consumer law.
Italian law applies. Consumers keep the protection of the law of their country of residence and may use the courts of their residence.
AWMZA is liable as provided by law; it is not liable for the content of third-party ads or websites beyond what the law requires (EU Digital Services Act). You can report illegal content to info@awmza.com — we act quickly and explain our decision.

3. Privacy policy (GDPR)

Data: account data (email, name, phone if you give it), profile and CV, searches you save, tasks, drafts and applications, ads you post, technical logs (IP, time) for security.
Purposes and legal basis: providing the service (contract, art. 6.1.b), security and fraud prevention (legitimate interest, art. 6.1.f), Auto mode applications (your consent, art. 6.1.a — revocable at any time), legal duties (art. 6.1.c).
Where: AWMZA's own servers in the EU (Hetzner, European Union). CV files are encrypted at rest. Passwords and mailbox passwords are never stored in readable form.
Visibility: your CV, phone and email are visible only to you after login, and to a company only when an application is sent with your approval or Auto mode.
AI: texts are processed by AI models run by AWMZA or by processors bound by contract; your data is not sold and not used to show ads. Scam decisions use written rules with a reason for every decision (art. 22 GDPR — no decision based only on a hidden algorithm).
Contracts you upload to the contract helper are read in memory and not saved.
Retention: as long as your account is active; deleted data is removed immediately from the service and disappears from backups when they rotate; security logs up to 12 months; invoices as required by tax law.
Your rights: access, copy (download JSON), correction, deletion, restriction, objection, portability, withdrawal of consent, complaint to the Italian Garante (garanteprivacy.it) or your local authority. On the home page after login: My data → Download and Delete.

4. Cookies and local storage

We use only technically necessary storage: the login session, your language, country and currency choice. No advertising or tracking cookies. A simple, cookie-free visit counter (no personal profile) measures page use.

5. Opening and deleting an account

Open: AWMZA ID with email verification (link or 6-digit email code), password with confirmation or passkey, optional phone number, backup recovery email, 2-step verification (authenticator app, email code; WhatsApp when available), recovery codes, "forgot password".
Delete job.awmza.com data now: My data → Delete. CV, profile, alerts, tasks, drafts and connected email are removed immediately; only an anonymous record remains.
Delete the whole AWMZA ID account: at security.awmza.com, after confirming by email and phone. The account is deleted 30 days after verification; you can cancel in those 30 days.

6. AI transparency (EU AI Act)

You are talking to an AI agent. Texts written by the agent (applications, ad texts, explanations) are marked as AI-made in the app and must be checked by you. The agent may make mistakes.
